See how roof area and material change the budget

Roof size is not always the number on a real-estate listing. A two-story house can have two floors beneath one footprint, and the sloping roof surface is larger than the horizontal area it covers.

Known-surface mode uses the roof area directly; footprint mode adjusts for pitch. Deck repairs and complicated junctions are assessed during the inspection.

Explore a roof replacement budget

Start with the 2,000-square-foot roof example, then change the material or area to see how the budget moves.

Keep the 2,000 sq. ft. example, or enter an area you already know. Roof footprint means the area covered, not total living space.

Keep the 6:12 example unless you already know the pitch. Pitch helps check material suitability.

Planning budget example

$9,500 to $14,000

Planning example for 2,000 sq. ft. of actual roof surface, using architectural asphalt shingles. Ordinary tear-off is included.

Includes ordinary tear-off, underlayment, flashing and ventilation. Roof height, complexity, damaged decking and project requirements can change the price.

Rates, inclusions and measurement assumptions

North Texas installed ranges include ordinary tear-off, underlayment, flashing and ventilation.

Surface mode uses the roof area directly. Footprint mode uses one pitch; separate slopes, dormers and roof intersections need individual measurements.

The 6:12 starting pitch is an example. Use measurements you know, or explore the defaults.

What the calculator leaves for a roof inspection

Condition below the covering

Damaged wood, wet materials and earlier layers change the work. A multiplication of surface area cannot see them or set the needed allowance.

The shape and access

A simple roof and a roof cut by walls, valleys and dormers require different detailing. Height, pitch and setup also affect labor beyond the area conversion shown here.

The chosen roof system

Product grade, compatible underlayment, flashing and ventilation requirements matter together. The selected material range is a planning category, not a specification for an installed system.

Roof cost calculator FAQs

Is my home’s living area the roof area?

No. Multiple living floors can sit beneath one roof footprint, and the roof also has slopes and overhangs. Use a known roof surface area or the footprint the roof covers. Keep the example if you do not know either measurement.

What is a roofing square?

One roofing square is 100 square feet of roof surface. A 2,000-square-foot roof is 20 squares before project-specific ordering allowances. The calculator uses square feet throughout.

Does the result include ordinary removal?

Yes. The installed material ranges include tear-off, underlayment, flashing and ventilation. Unusual removal, damaged decking and other property-specific work can move the final price outside the example.

Is this a quote from Addison Roofers?

It is a planning budget. We inspect and measure the roof to define the work and project price.
